In the episode "Tiptonline" Cody mentions there is nobody else here but me when London asks for an applause. But there is another person in the room who did Portia Tennanbaum's last three nose jobs (Portia Tennanbaum is a person London usually mentions).
In the episode "Band in Boston", Arwin says he would like to make a twin. In the episode "Arwinstein" Arwin makes a robot twin of himself.
The highschool Cheevers High School, is named after NHL Goaltender Gerry Cheevers, who played with the Boston Bruins from 1965 to 1972 and 1975 to 1980
In the 2006 episode "Kisses & Basketball", as Max walks out she throws ice cream in Zack's face and puts a stemless cherry on his nose. When she leaves Zack has no ice cream on his face and suit, and a larger cherry, with a stem on his nose.
In "Sleepover Suite" when London comes back early from Scotland, the twins tell her that you are supposed to Take your floor and subtract 10, However they are getting on the elevator from their floor, the 23rd, but that would mean that London's floor was the 33rd but when they pan to the digital elevator numbers at the top, it says that London's floor is the 25th. But since London isn't smart, she wouldn't have noticed.
In the episode "Twins at the Tipton," when Bob is telling Cody that his girlfriend dumped him, he mentions the cast's real names, such as Cole (Cody), Dylan (Zack), Phill (Mr. Moseby), Ashley (Maddie), Brenda (London) and Kim (Carey). This is referred to as an in-joke.
In the episode Tiptonline the game Zack gets addicted to could be a variation of World of Warcraft or RuneScape.
In "The Suite Life Goes Hollywood", Australian pop/rock duo The Veronicas have a cameo appearance. At the end of the film they sing their song "Cry" and get offered the parts as the twins in the show.

In the episode "Boston Tea Party", the black abacus that Mr. Moseby is holding in Zack's dream is also the one that Zack and Cody's dad gets Cody in the episode "Graduation".
In the episode "Boston Tea Party", Arwin stands up to the construction worker, but then turns and gets hit by a tree branch. He then uses the yellow yarn he's holding as a pillow. When Mr. Moseby comes and trips over him, he's holding beige colored yarn.
In the episode Bowling when the Tipton challenges the St. Mark hotel to a bowling game, after they win, Mr. Moseby tells the owner, Ilsa Shickelgrubermeiger-Von Helsinger Kepelugerhoffer (played by Caroline Rhea) "Who's the biggest loser now?" as an in-joke to the show that she previously hosted, The Biggest Loser.
